Fencing in League City
League City is close to the bay, so wind and salt air matter more than inland. Vinyl, aluminum and steel posts hold up better here than an all-wood fence.

Building a fence in League City: local facts
ZIP codes: 77573, 77511, 77539, 77546, 77565, 77598
77573 is the main League City ZIP. Parts of the city use Alvin, Dickinson, Friendswood, Kemah and Webster ZIP codes. The city says deed restrictions are enforced by HOAs, not by the city, so check with yours before any project.
Ground and weather
League City is mostly heavy clay: Lake Charles, Bernard, Vamont and Bacliff soils. The Galveston County soil survey names wetness, clayey texture and high shrink-swell as their main limits, and Lake Charles clay cracks 1/2 to 2 inches wide when dry. Expect posts to move unless they are set deep in concrete.
Flood zones follow Clear Creek, Galveston Bay, Benson Bayou, Geisler Bayou and Dickinson Bayou. Harvey flooded about 25% of League City's homes, and voters later approved drainage projects aimed at the areas it hit.
This is coastal wind country. Hurricane Ike came ashore at Galveston in 2008 as a strong Category 2, with a gust near 76 mph measured in Kemah. During Beryl in 2024, League City stations logged gusts up to 52 mph and Galveston 78 mph.
HOA fence rules we have read
Only communities that publish their rules. HOAs update them, so ask yours for the current version and get approval before you build.
Westover Park
Interior lots use 6-foot wood fences of treated cedar and pine in 8-foot panels, alternating the finished side along shared lines. The required stain is Ready Seal Golden Pine. Homeowners repair and replace the wood fences around their lots.
Brittany Lakes
Written application; if the ARC does not approve it within 30 days it counts as denied. Wood fences 6 feet maximum with cedar pickets, each post set in 80 pounds of concrete. No front-yard fences, no paint, and stain only in an ARC-approved color.

South Shore Harbour (Section 1)
Architectural Committee approval for any fence. No fence along the front property line or facing common area or the golf course, nothing over 2 feet in front of the building line, and no chain link of any type. Other sections have their own recorded restrictions.

Questions from League City homeowners
Does TWIA windstorm insurance cover my fence in League City?
League City is in TWIA's coverage area, and TWIA covers wind and hail only, not flood. Its dwelling policy covers detached other structures up to 10% of the dwelling limit, and its adjuster guidelines measure fence damage by the linear foot and pay only your share of a shared good-neighbor fence. Check your own declarations page before counting on it.
Can I fence over the utility easement at the back of my lot?
Yes, League City allows fencing in public utility easements, but the city or the utility can remove it for their work and does not have to replace it. Stormwater drainage rights-of-way must be kept clear of fences.
My HOA denied my fence. What are my rights?
In an HOA with more than 40 lots, a denial from the architectural committee must be in writing and give the reasons, and you can ask for a hearing before the board within 30 days. The HOA can still regulate the type of fencing, but it cannot ban a perimeter fence outright.
Storm knocked your fence down?
Leaning posts, missing pickets, fences on the ground. Choose storm damage in the form so the request goes to the front of the line.

What makes Houston fences different
Clay soil that moves
Much of the area sits on expansive clay that swells when wet and shrinks in drought. Post depth, concrete and steel posts make the difference.
Storm season
Hurricanes and tropical storms bring wind that flattens weak fences. After Hurricane Beryl in 2024 many homeowners waited weeks for repairs.
Humidity and termites
Wet air and termites shorten the life of untreated wood. Sealed cedar, vinyl and aluminum last longer.
HOAs and deed restrictions
With no city zoning, fence rules in Houston usually come from HOAs and deed restrictions. Check them before you build.
